A speculative design and fit out can make all the difference to prospective tenants, landlords and of course leasing agents. Especially when you consider an empty office space is uninviting to everyone and an investment that doesn’t pay any dividends.
When given the task of transforming an empty space within a major Subiaco office complex, we relished the opportunity of making a difference. And this difference was a simple floor plan that showcased spatial opportunities within the tenancy. It was also a practical plan which allowed for future growth, included functioning facilities and didn’t break anyone’s bank.
A successful fit out that didn’t break anyone’s bank!
The Hood St tenancy design and fit out was a success…and leased within two days of handover. The design was modest but interesting enough to capture people’s attention. With the inclusion of rusted mesh screens, polished concrete flooring and a colour palette of navy and warm timber tones, what’s not to love. An office and dedicated meeting space take advantage of inter tenancy walls and the open plan workspace maximises natural light. A very welcoming workspace for everyone to enjoy.
Extent of Work:
Design, documentation & approvals – Preparation of concepts, design development and construction drawings to meet Building Code of Australia and landlord requirements.
Building Works – Installation of new plasterboard and glazed partitioning. Installation of feature mesh screens.
Services – Installation of electrical services including power and data. New plumbing services for breakout kitchen.
Furniture – Installation of flexible workstations to open plan areas and offices. New joinery to kitchen. Loose furniture.
