Every commercial interior design and fitout has a shelf life. No matter what space your business occupies. And you may at some stage have to consider a ‘make-good’ at the end of your lease. This is not uncommon in the commercial property industry. As the lessee, it is important that you understand what is required of you.

Get your facts straight first!

We openly encourage our clients to have an existing conditions report compiled. This is carried out when you’ve decided on the commercial tenancy you want to occupy. This report lists items within the space that may be in need of repair or replacement. The report doesn’t have to be lengthy or costly. However, it can save a lot of time and money. Especially when you need to vacate the premises at the end of your lease. Effectively, it provides a current condition snapshot of your interior. These conditions can be reproduced when you vacate. And some of the items in the report can be beneficial for your own commercial interior design.

It’s also a good idea to keep a list of improvements you have made to the tenancy during occupancy. In most cases, a landlord will have been required to approve these changes. With this in mind, it never hurts to keep a record at your end as well. And you may find your improvements will fulfill the make-good requirements outlined in your lease.

Maintain your commercial interior design assets

Whatever you do, ensure you maintain the tenancy you occupy. Regular cleaning and basic care of all surfaces, fixtures and fittings will do this. Floorcoverings take a hammering in any commercial tenancy and show wear and tear sooner than most other surfaces. Keep the ground you walk on clean and schedule regular professional cleaning appointments. This prevents you having to replace an expensive surface upon vacating the property.

Likewise, have a professional do the building works within your tenancy. Especially the moving of existing ceiling tiles or cutting of plasterboard surfaces. They are extremely fragile, difficult and  costly to replace.

Demolition of existing fit out works then takes place, ensuring the tenancy is brought back to its bare shell. From here, floorcoverings, services and painting occurs, resulting in a clean and orderly space. The ultimate result is achieved. An interior ready for a new business to occupy and commence their own commercial interior design and fit out.

A commercial interior design make-good is straight forward work. However, it should be completed sensitively as there are often adjoining tenancies and people to consider. And even though the space is generally being cleared, statutory regulations and BCA requirements still need to be observed.
