In simple terms, we require information about the space to be fitted out, and what you require in the new fit out.
In terms of information about the space, we ideally want to undertake a site inspection to look at the condition of walls, floors, ceilings, lighting, mechanical, plumbing and fire services. We will measure and record location of perimeter walls, windows, and any existing partitions and doors so re-use can be considered. Our designer also likes to ‘feel’ the space, and this allows us to really maximise the best result for your new interior. If it is not possible to gain access to the premises, we can also review photos and plans of the space however, this makes concept design and budgeting less accurate.
In terms of what you require in the new fit out, we go through a detailed briefing stage that aims to give us an understanding of your business and how the new space needs to function to support it. We will look at your staff teams and how they interact, how clients will access the space, waiting and meeting areas, privacy, facilities to support your staff, utilities, storage, access, security etc. We also always like to consider interior longevity and how your new space will be able to grow and support your business for the years you need it to.
This question, can perhaps be likened to how much does a car cost? There is such a wide range of fit out levels and options to think about, it’s not possible to give a simple figure.
The 2 main factors that need to be considered are:
- The type of space you are considering or currently lease.
- The type of space you want to create.
If you’re looking to fit out space over 200 sqm, its currently open plan and in good condition, the cost range, depending on the type of space you want to create, will be in the region of $950 to $2,500 per sqm.
We understand this is a large price difference but that’s where the options and level of fit out influence your final fit out budget. We are generally available for a meeting in under 3 days from you making the initial contact. This first meeting is the start of our briefing process. We prefer to have this meeting in the space that requires the fit out and potentially undertake a measured survey at the same time.
From the information obtained at this initial meeting, Bellfort can usually provide further advice including design considerations, budgeting and timeframes for the project. Within 7-10 days of our initial meeting, we can provide a concept design and fixed price quotation for your complete office design and fit out. We can also provide a detailed timeline that sets out all the milestones from construction commencement through to handover of the project.
All of our office interiors have some form of sustainability focus. During our initial site inspection, we record all the finishes and fixtures with the aim of considering re-use. Our design process looks in detail at each material that is going to be used and how it can minimise the impact on our environment. From plasterboard partitions that use recycled paper, paints with low VOC, desktops using recycled timber, carpets using recycled rubber, we specify products that are ethically sourced, sustainable and reduce our carbon footprint wherever possible.
We design and install services that minimise energy use such as LED lighting with motion sensors, BMS thermostatic controls for air conditioning and solar for electrical production. And, when we undertake make goods and strip outs, we recycle as much waste as possible. We breakdown and segregate metals, plasterboard and cardboard. We also offer furniture to other companies for re-use.
This question depends on what you’re looking to achieve. If your existing office works well in some ways but not others, it may just need a rejuvenation. This could include new furniture, paint, fixtures and fittings. If meeting rooms and offices are not functioning to suit your business, we can look at the overall floor plan and re-design these areas, then undertake all the alterations necessary.
If you’re relocating to a new space and there is an existing fit out in place, we follow the same detailed briefing process to evaluate if the existing fit out will meet your needs. In our experience, we find that if a different type of company wants to move into an existing office space, it’s very common that some changes will be needed to suit that new business. Wherever any existing fit out can be retained we will recommend this and confirm the savings achieved.
This answer will depend on the extent of the office fit out or refurbishment. If the space is large and you have a flexible workforce, work can be undertaken in stages so a business can continue to operate. We can also work weekends and outside normal hours to minimise disruption when needed. As part of our planning process, once we have finalised a concept design and scope of work, we can start looking at how to undertake the works around business operations.
Be aware that the cost of undertaking a fit out or refurbishment in stages or out of hours is more costly and will take longer. We also need to manage safety and ensure both staff and our team can undertake the work in a safe manner.

Yes, we undertake make goods. We will even review your lease to ensure all your make good obligations are met. On completion of the make good, we will meet with the landlord and ensure the works meet all obligations.

In terms of your search, considerations will further include:
